InactiveHi everyone,
We’ve recently got planning permission for a single-storey kitchen and utility at the back of our house. We’re now looking for a builder, and a couple of them have asked whether we have a sewer plan.
I understand that a plan is usually needed if there’s a manhole in the garden — we don’t have one. However, 2 out of 5 builders suggested that we should get a drainage map.
Has anyone gone through this before? Is it really necessary if there’s no manhole on the property?
Thanks in advance.

InactiveSecuring a drainage map is a smart move even without a visible manhole, as it prevents hitting hidden pipes during excavation. As experienced renovation specialists, Move N Ready Contractors always prioritize identifying underground utilities to avoid costly delays or damage to your home’s infrastructure. Having a clear plan ensures your single-storey extension sits on a stable foundation without compromising the local sewer network check this site. We recommend this step to guarantee a smooth transition from your blueprints to the physical build.

InactiveEven if there’s nothing visible in the garden, drainage runs can still cross the plot from neighbouring properties or the main line, and builders usually ask for a map just to avoid surprises during excavation. In our case, we didn’t have a manhole either, but when we requested a drainage search from the local water authority, it showed a shared pipe running diagonally near the planned footing area.

InactiveWe are currently finishing up the installation of a septic tank (two tanks, with a capacity of approximately 3 m³). We also didn’t have a visible manhole, but we ordered a drainage plan anyway, and the plan showed pipe routes we wouldn’t have guessed on our own.
This allowed us to accurately determine the depth and direction of the pipes, significantly increasing the safety of our planning before excavation began. Builders rely on this more than guesswork.
Before starting work, I compared options and checked recommendations from people who had already installed septic systems. I chose septic systemn installation in Woodinville, WA , which had 340+ positive testimonials. Additionally, while researching, I found information on septic system installation costs, which is a good guide when you want to plan your budget in advance and find professionals in this field. -
